Roles and Responsibilities
- Order parts as necessary for the maintenance team
- Enter inventory when purchased
- Create weekly reports (move in/out and make ready)
- Schedule/Prepare the following as directed by Property Manager
-Certificate of Rental Suitability
-Backflow Inspection
-Fire Alarm Inspection
-Sprinkler Inspections
-Fire Extinguisher
-Certifications
-Renter’s Insurance
-Setup Appliance Repair
-Elevator Certifications
-Track appliance warranty info
-Notify tenants (as needed) to request access
-Home Depot Statement/Amazon Purchases
-Prepare billable by company report - Monthly owner reports: rent roll preparation and other tasks as needed
- Track utilities on tenant level, making sure tenants provide correct information
- Track/Maintain recurring work orders and preventive maintenance
Monthly statements - Processing work order closing/timecards
- Processing City violations/disputes
- Processing renter’s insurance compliance
Minimum Qualifications
- Great attention to detail
- Good written and verbal English skills
- Experience in working with US/AU real estate offices doing similar tasks is an advantage
- Excellent organizational skills
- Strong ability to follow directions and multitask
